I. Job Requirement
- Male
- Bachelor’s degree in electrical or Mechanical Engineering.
- At least 05+ years of experience leading or supervising a team in technical operation in high-rise buildings, in Commercial Office Building.
- The ability to identify market trends and make decisions in a high-stress environment.
- The ability to follow the specifications of technical product.
- Excellent networking and time manage
- Ability to use AutoCAD and Revit software and BMS system is an advantage
- Strong organizational skill (both manpower & administration)
- Patient and service-minded
II. Roles and Responsibilities
- Manage, operate, guarantee, maintain the entire technical system, monitor, and maintain the fire protection system of the building under the assignment of Property Director.
- Review the MEP design submit by Tenants for fit-out work and give an instruction/ advise to team and tenant.
- Assist Property Director with annual budget and CAPEX budget.
- Actively monitor the budget to ensure operate within approved budget.
- Focus on Operation Cost saving such as utilities.
- Check and monitor daily equipment to ensure that all systems including electromechanical systems operate efficiently and save energy.
- Performing mechanical and electrical system warranty daily / month / quarter in the building under the direction and assignment of the Property Director.
- Incorporate, work closely with colleagues, and other departments to address customer requests and complaints.
- Delegating tasks to engineering teams. Coordinate and assign technical staff to ensure the inspection work of machinery, equipment and assets of the company are always working well and effectively.
- Having the spirit of learning, exchanging experiences in the warranty of equipment and assets of the company. Self-improvement to improve the level of knowledge, improve communication skills to communicate with customers.
- Share essential and important information related to customer service.
- Perform the installation, repair, maintenance, technical systems of the building: Electricity, water, lighting systems, cameras, refrigeration, fire protection, etc.
- Analyzing data and drafting reports for review.
- Regularly supervise and inspect the operational status of the technical system of the building, ensuring the building is always in good working condition.
- Manage both tenant fitting out works and existing tenant reinstatement works to return the unit to building standard conditions.
- Supervising staff training as well as equipment installation.
- Supervise contractors who enter the building during the installation or maintenance of the building's equipment.
- Carry out other technical tasks as assigned and directed by the Department Head.
- Approving designs and work with Property Director for Maintenance budgets.
